American Assets plans to renovate the existing three buildings with 710,000 square feet of office space.
The firm also proposes to build almost 800,000 square feet of housing, top-notch hotel rooms, meeting space, shops, a health club, day care facilities and restaurants.
American Assets said it will aim for certification of the project under the top level – platinum – of the U.S. Green Building Council’s Leadership in Energy and Environmental Design rating system. Included in that effort is increasing the greenspace areas via consolidation of 15 acres of parking lots into parking structures.

In other Novato news, a Southern California group of investors purchased the 18-acre Hanna Ranch vacant property just south of the Vintage Oaks Shopping Center.
Previous owner Wilson Meany Sullivan of San Francisco tried to get Home Depot to build its second Marin store there until the deal dissolved last year.
The city of Novato has identified the property as one of a handful of potential retail sites left in the city limits.
Greg Moss of NAI BT Commercial was the lead broker in the deal, which was in escrow from November through closing on June 9. Mark Koenig of Terranomics is marketing the property.

Steven Leonard and Brian Foster of NAI BT Commercial represented the company and landlord LBA Realty of Irvine.
